Checking the cooling system to ensure it is operating properly, which includes checking line temps, (rather than gauging line pressures, which can contaminate your refrigeration lines or result in a loss of refrigerant) cleaning the condenser coils.
Checking your furnace, heat pump or air handler for proper operation. Including cleaning of the blower wheel, changing the filter(s), ensuring the thermostat is properly operating, etc.

Why Preventative Maintenance

With preventative maintenance, the technician can check voltages on components to make sure they’re within tolerance, potentially saving you unwanted downtime, and unnecessary damage to your unit.
